Choosing the contractor is the single decision with the most influence on how a renovation goes. It matters more than the cabinetry brand and considerably more than the tile.
Verify the basics first
Licence, bond and insurance. In Arizona the Registrar of Contractors lets you check a licence and its history in a couple of minutes. A contractor who is reluctant to give you their ROC number has told you something useful.
Ask who will be in your house
Find out whether the crew is employed or subcontracted, who supervises day to day, and who you call when something needs deciding. Interior work happens around your life, so this matters.
Compare proposals, not just prices
Three bids at different numbers usually describe three different scopes. Read what is included, what is an allowance, and what has been left out. The cheapest proposal is often the one with the most missing from it.
Look for design capability
Interior renovation lives or dies on layout and detail. A contractor who can draw the space, show you options and help with selections will save you money by preventing decisions that have to be undone.
Ask how they handle the unexpected
Something behind a wall will not be as expected. Ask directly how that gets communicated, priced and approved. The answer tells you how the whole project will run.
See work in your own area
Local references matter because local construction methods and municipal requirements matter. Ask for projects like yours, nearby, and finished.
